Overcoming Challenges with Innovation

ULCCS, with its in-house design teams working closely alongside execution teams throughout the construction process, identified several key challenges that hindered efficient project delivery. These included inter-departmental coordination issues, the absence of a Common Data Environment (CDE), difficulties in interpreting 2D drawings, repeated revisions of estimates due to design changes, lack of availability of coordinated drawings on site, delays caused by design discrepancies, the absence of a system for tracking RFIs (Requests for Information), and challenges in monitoring project progress. With multiple projects spanning residential, commercial, and infrastructure sectors, ULCCS knew that to remain competitive and deliver projects efficiently, it needed to embrace a new way of working. 

That’s when ULCCS turned to Studio4, a consultancy known for its cutting-edge technological services and expertise in BIM (Building Information Modeling). By adopting BIM, ULCCS sought to create a more connected, transparent, and efficient workflow across its design and execution teams, ensuring high-quality results with reduced rework and delays.

A Three-Phase Roadmap to BIM Mastery: Empowering ULCCS for a Digital Construction Revolution

Phase 1: BIM Awareness Workshops

Studio4 began by laying a solid foundation for BIM adoption with a series of BIM Awareness Workshops held across ULCCS offices. These workshops were designed to enlighten key stakeholders—including senior management, design team, Site Project Managers, Estimators and Planners, Procurement and Contracts, IT  —on the core principles of BIM, its benefits, and its power to reshape construction workflows. Through engaging discussions, ULCCS’s teams gained a deeper understanding of how BIM could streamline operations, foster collaboration, and reduce risks across the organization.



Phase 2: Comprehensive BIM Training

Once the foundation was built, Studio4 moved forward with a phase of hands-on BIM Training tailored to each department’s needs. Over a 3 month period, ULCCS staff were trained on a suite of powerful BIM tools & its processes. The intensive, software-specific training ensured that each team member was fully equipped with the technical skills needed to integrate BIM into their daily workflows—empowering them to take full advantage of the software’s capabilities.

Phase 3: On-Site BIM Implementation and Support 

In the final phase, Studio4 provided On-Site BIM Implementation Support by deploying their BIM experts at ULCCS’s offices full-time for 6 Months. These experienced professionals worked directly with ULCCS teams on live projects, ensuring that BIM processes were fully integrated and adhered to. Their presence enabled immediate application of best practices, fostering collaboration across departments and ensuring projects were executed with precision and efficiency.

ULCCS’s decision to adopt BIM was put to the test on three key pilot projects: MLA Quarters (Residential)NHAI Office Building (Commercial), and the River Bridge at Thirunavaya (Infrastructure). These projects provided an opportunity to apply BIM methodologies across different sectors, each with its own unique challenges. Studio4’s experts collaborated closely with ULCCS to define clear BIM goals for these projects, focusing on improving design quality, streamlining approvals, and enhancing inter-departmental coordination.

Efficient Project Management:
The introduction of a centralized Common Data Environment (CDE), powered by Autodesk Construction Cloud, improved document management and communication. Teams accessed real-time data, ensuring seamless collaboration and faster decision-making.

Improved Design Coordination:
BIM’s clash detection tools allowed ULCCS to identify and resolve design conflicts early, reducing rework and delays. Coordinated drawings were issued to execution teams, ensuring smoother on-site operations.

Standardization of Processes:
Studio4 helped ULCCS standardize key workflows—such as model coordination, file naming, and model exchange protocols—following ISO 19650 guidelines. This consistency across disciplines led to higher-quality outputs and fewer errors during construction.

Empowered Teams:
Through comprehensive training and hands-on support, ULCCS’s internal teams were empowered to own the BIM process. With designated BIM designers & coordinators, and a BIM manager, the team ensured better decision-making and project execution.

Risk Mitigation:
BIM’s clash detection and 3D model walkthroughs enabled ULCCS to identify design issues early, preventing costly errors and leading to more accurate project delivery.
